ABOUT LAKE WILDWOOD
About LWW
Lake Wildwood (LWW) is a heterogeneous community with a unique history of being the oldest private (limited access) community in Bibb County, Georgia. This lakeside community begin over 35 years ago, with twelve ‘founding families.’ Today it has over 1,700 homes and well over 5,000 residents.
Lake Wildwood has twenty-eight miles of paved roads and a 186 acre lake, with sections for swimming, boating and fishing. The lake is stocked with bass, carp and brim.
MANAGEMENT:
This subdivision is sanctioned by an elected Board of Directors, composed of nine board members, who adhere to provisions set forth in the association’s Constitution and bylaws, and manage an annual budget of over $1,000,000
ADMINISTRATION:
The office of the Lake Wildwood Association is open Monday through Friday, and is staffed by two full-time employees, and a General Manager. Two attorneys are on permanent retainer to handle legal aspects of the association
AMENITIES:
Recreational facilities include:
- A Clubhouse, a two story building overlooking the lake, constructed in 1972 at a cost of $350,000.00 with over 22,000 sq ft of space. It has a fireplace and lounge, wide-screen TV, a snack bar, a large conference room & 2 dressing rooms, and restrooms.
- A large Olympic-sized Pool, (open from June until Labor Day in September).
- two fully equipped playgrounds.
- an 18-hole miniature golf course.
- three fenced and lit Tennis Courts.
- two Basketball Courts.
There is an active Community Development/Beautification Committee, which meets each month and is actively engaged in restoring and maintaining the recreational amenities.
SECURITY:
There are twenty-two security officers who screen individuals entering LWW, and conduct roving patrols, twenty-four hours a day, seven days a week. The security team enjoy a good working relationship with the Bibb County Sheriff’s Department and various other local police agencies. There is an active Neighborhood Watch program at Lake Wildwood, which meets each month. In the latest census, LWW’s crime rate was significantly below the national average.
MAINTENANCE:
The maintenance team consists of a staff of four full-time employees, assisted by volunteers, who maintain the facilities and keep the roads and grounds free of debris.
Is is a perfect place? No – but it’s pretty darn good, full of some good people. If you are looking for a house, come check us out! If you already live in Lake Wildwood, get involved!
NEW TO LWW?
Here are some odds and ends that we’ve collected here to make your move the community easier. If there’s something you’d like to have added to the list, please let the webmaster know!
Car Decals
Make sure you get your car decals at the front office every year.
Things to bring:
Document Verification of Ownership/Residency.
Bring in your lease or closing papers. You will also need the make and model, license plate info and proof of insurance.
The back gate entrance is accessible only to residents driving vehicles with CURRENT DECALS properly affixed to windshield. Please inform your visitors that they MUST use the front gate entrance.
Save some time! Fill out the form for EVERY vehicle at once – but if you don’t have it with you (the other car is at work, for example) – the office staff will place it in a folder. Have the other person stop at the front Guard Gate and ask about their sticker.
Visitors need to come in ONLY at the front gate (Zebulon Road). They will speak to the guard, and will receive a temporary pass.
IDs
To use the amenities like the pool, mini-golf, beach, tennis court, basketball courts, etc. you must have a Recreation ID. These are free for valid paid-up residents and can be gotten in the main office. You will be given guest passes for the pool when you get your picture ID. Additional passes are available for a small fee – ask at the office for details.
There are specific rules regarding boats and watercraft on the lake – check the recreation section of the site for details.
Trash
Garbage is picked up on Thursday morning. Recycling is picked up every other week.
Property
There are also rules about buildings, condition of your property, etc – mostly these are common sense and legal protection type things. You can check them out in the ECC section of the site.
Traffic Notes
The speed limit on Greentree is 35 mph. The speed limit on all other inner roads is 25 mph. Please keep this in mind as many of us have children riding bikes and playing outside.
Documents
There are 2 important documents to keep up with: CC&R’s and By-Laws. Both should be available on this site soon. CC&R’s deal with keeping your property up, procedures for making changes (including putting outbuildings on your property), etc. CC&Rs are something the ECC committee deals with – you can check their section of the site to get more information.
Lay of the Land
You can think of Lake Wildwood as surrounding a circular Lake. (That’ a REALLY rough mental picture, but will do for the time being!). Greentree Parkway circles the lake, and everything branches off of Greentree.
The front gate (off Zebulon Road) is on the North side of the community – the Back Gate (off Thomaston Blvd.) is on the South.
Lake Wildwood Drive (the front gate entrance) dead-ends into Greentree. The Back entrance, though, runs into Greentree at a stop sign at the bottom of the hill.
Other landmarks include the Church of the Wildwood and the Playground (on the Northeast section), the Spillway (Southeast), and the Clubhouse/Pool/Minigolf/beach area (off King Arthur, on the West side of the Greentree Circle – they are on the South side of the lake).
The street names in certain areas follow a theme – there’s the Civil War section near the Church, the Medieval England section around the Clubhouse, and the American Indian section around the back gate, for example.
Most of all, do not feel embarrassed when you get lost, because everyone who has ever lived here has gotten lost at some time or another! (Some of us more than once – after living here over a decade. But I digress….) There are well over 1700 houses in Lake Wildwood, so there are a lot of small streets to wander around in.
